To fully stabilize the crumbling foundation, we excavated around the footing to gain clear access to the damage. We then installed new footings to address the poorly constructed areas. These new footings were twice the width of the original and filled the exposed areas. Next, a retrofitted concrete block wall was built, reinforced with rebar, and filled with high-strength concrete to restore the foundation’s structural integrity and durability.
To protect the foundation from future water damage, we applied a rubberized elastomeric waterproofing membrane to the front foundation wall. This created a watertight barrier, which was then sealed with a foundation sealant for enhanced moisture protection. We also installed a protective board over the membrane to shield it during backfilling and ensure long-lasting performance.
To manage water around the foundation, we installed a 50-foot French drain system and an exterior sump basin to collect excess water. The system was backfilled with gravel to improve drainage and prevent soil erosion, ensuring long-term protection from water damage. This comprehensive drainage system prevents water buildup around the foundation, ensuring the home remains protected from future water damage and structural instability.
Finally, we installed two push piers beneath both the foundation and the chimney to transfer the structure’s weight to deeper, load-bearing soil. This ensured long-term stability for both the foundation and the chimney, preventing further settlement and movement.
The Dusharm home is now fully stabilized, with the crumbling foundation and footing fully repaired and reinforced.
